For too long, the dream of affordable housing in Nigeria has been held hostage by a predatory system of exorbitant fees.
In major hubs like Lagos and Abuja, a blatant 20% "standard" for Agency and Legal fees has become the norm, despite existing laws attempting to cap them much lower. This, combined with the astronomical and unregulated rent increases from landlords, has created a perfect storm of unaffordability for young Nigerians.
First-time renters, students, NYSC members, and young professionals are being squeezed from both sides. They face the "rip-off" of paying hundreds of thousands, sometimes millions in fees to agents who have provided minimal service, while simultaneously struggling to meet the ever-rising base rent.
This isn't just a "service charge"; it's a barrier to independence, a drain on aspirations, and a fundamental injustice that forces many back into overcrowded family homes or substandard living conditions. The lack of enforcement of existing tenancy laws has allowed this "Agency Fraud" to thrive, making it an unavoidable tax on the right to shelter.

Our Demands: A National Cap and Rigorous Enforcement
We, the undersigned citizens of Nigeria, demand that the Federal Government and State Governments take immediate action:
Enact a National Single-Digit Cap
Legislate a mandatory cap on combined Agency and Legal fees or a single-digit percentage of the annual rent nationwide.
Strict Enforcement and Penalties
Establish a dedicated regulatory body to monitor real estate transactions and impose severe, public penalties on agents and landlords who exceed the legal fee caps.
Rent Control and Transparency
Implement policies to regulate arbitrary rent increases and mandate transparent, standardized rental agreements.
Abolish Outrageous Secondary Fees
End the practice of excessive caution and service fees that further inflate the cost of moving in.
